Sunken Home at UBC Foundation Repair

Foundation Lifting and house stabilization

This home in Dunbar, Vancouver, had been settling for years. This homeowner had to patch up house cracks, and had to continue patching them every couple of years as they would re-appear and grow. The home started to develop more issues such as doors and windows not working, sagging floors, cracks in the fireplace, and the chimney leaning. Eventually, this home owner was ready to address the root cause of the issue, and stop cracks from forming all together.

This homeowner reached out to True Level Concrete in need of a solution to protect their home before the problem gets worse. At the inspection, our specialists saw that this was a classic case of foundation settlement. They determined that foundation repair with Push Piers would be the best solution.

installing push piers and driving piles

UBC Home Foundation repair step-by-step

  1. Our specialist did a thorough assessment  to determine the root cause of the settlement issues and created a repair plan to stop the settlement and stabilize the house.
  2. The property was excavated around the foundation to prepare for 10 pier brackets around the outside corner of the home.
  3. Our crew also repaired the foundation cracks and installed structural steel channels across the areas to keep it strong.
  4. Our crew installed the push pier brackets and drove piles to reach competent, heavy weight supporting strata.
  5. Once the home was stabilized, our crew was able to carefully lift the sunken side of the home (over 7 inches) to restore True Level throughout the home.
  6. Our crew used PolyLevel foam to inject beneath the foundation as well as under the floors in the home for additional structural support and to completely fill any voids left from lifting the home.
  7. Once the home was lifted, levelled, and stabilized, we re-filled around the home foundation to complete the project.

Symptoms of Settlement in a Home:

This home had all the typical symptoms of settlement issues:

  • Large cracks (1-3 inches wide) extending from corners of walls across the ceiling
  • Sagging and uneven floors on main floor and second floor
  • Warped doors and window frames causing them to stick
  • Cracks in the foundation and voids under concrete slabs

Results and Benefits of this repair

This home was settling and the damage was getting worse over time. The house was starting to develop water and cold air issues, and it was losing value. After some hard work, careful planning, and heavy lifting, we were able to restore structural integrity to the house. We lifted a sinking foundation, stabilized the entire home, and prevented any future settlement issues from occurring.

Now, this homeowner can have peace of mind knowing that their home is structurally sound, and will remain strong for years to come. With a stable foundation, this homeowner now has the potential to renovate the home, sell the home at FULL value, and have comfort knowing that cold air, pests, structural failure, or flooding will be much less of a concern. And, they no longer have to endure any more foundation crack repairs.
