Metro Vancouver Home Foundation Repair

lifting and stabilizing a settled home in metro vancouver

A homeowner in Metro Vancouver needed foundation repair and reached out to True Level Concrete after waiting too long for the signs of settlement in their home to develop. This home is located in Richmond, BC, where the soil conditions are notoriously sandy and prone to erosion. Over time, the soil beneath the home had shifted, leading to uneven support and some major structural concerns.

How to know you need foundation repair

The homeowner observed several concerning symptoms throughout the property, including:

  • Uneven floors: Certain rooms had noticeable sloping, causing furniture to tilt and creating an uneven walking surface.
  • Sticking doors and windows: Multiple doors and windows were difficult to open and close properly, indicating shifting frames.
  • Cracks in walls and ceilings: Hairline and large cracks appeared in the drywall and ceilings, particularly around doorways and corners.
  • Gaps between walls and floors: Baseboards began separating from the walls, creating visible gaps.
  • Exterior signs: The foundation’s perimeter exhibited visible cracks, and there was evidence of sinking along one side of the home.

The family’s growing concern about the safety of their home and the potential for further damage prompted them to act quickly. They wanted a long-term solution that would stabilize their home and protect their investment.

Metro Vancouver Foundation Repair

the Foundation repair step-by-step

  1. Our specialist did a thorough assessment  to determine the root cause and area of the settlement issues and created a repair plan to permanently stabilize the home.
  2. The property was excavated around the foundation to prepare for 20 pier brackets around the sunken side of the home.
  3. Our crew installed the push pier brackets and drove piles down through the soil until they reached solid, stable ground.
  4. Once the home was stabilized, our crew was able to use the solid base to then carefully lift the sunken areas of the home back to level. It had sunken over 7 inches.
  5. Our crew used PolyLevel foam to inject beneath the foundation as well as under the floors in the home for additional structural support and to completely fill any voids left my lifting the home.
  6. Once the home was lifted, levelled, and stabilized, we re-filled the ground around the home foundation to complete the project.

Results and Benefits of this repair

This home had all the typical symptoms of settlement and it was in pretty critical condition when we did the assessment. This project took 1 week for our crew to complete, but the result is a permanently protected home.

This home was in critical condition when we made the assessment, and after some time and hard work, we restored the structural integrity. We lifted this home over 7 inches, re-levelled the foundation, and permanently stabilized the home’s structure.
