This homeowner in Richmond BC reached out to us as they were experiencing extreme settlement on one side of their home and seeking foundation repair. The Richmond area is highly prone to settlement due to the soft, consistently shifting soils. However, this home was showing signs of extreme settlement throughout the structure.
This home in Richmond had all the usual symptoms of settlement issues:
This home was in serious need of some TLC. This can be a concerning experience for homeowners, who can’t have peace of mind knowing about the risks of living in a house with increasingly worse foundation issues.
This homeowner, however, had the best team on the job. Our crew came in and discovered that the home had settled over 7 inches.
. . .
This is the step by step foundation repair process. This process can take between 3-7 days approximately to complete but keep in mind, every project timeline is unique.
Our crew of installers arrived at the Richmond home and met with the homeowner to discuss the project and assess the area.
First, the footing along the side of the home where the main issue occurred, was dug out to be exposed and prepped for brackets. Our team also notes significant gaps or voids that opened due to settlement.
Our team precisely secures the brackets to the footing as they were mapped out on our specialists’ blueprints. It is important to place each bracket evenly spaced and imprecise areas that require extra structural support.
Once the brackets were secured, the piers were driven into the soil below.
When the piers are deep enough to reach solid soils, the pressure of the piers pushing down onto the bedrock causes the home to lift. Carefully, the home was lifted over 7 inches back to its original level.
Our crew monitored the lift from the inside and outside of the home. They surveyed gaps and cracks as they closed, keeping tabs on doors and window frames, and ensuring that the home and its contents could recover as smoothly as possible from the settlement.
As the home lifted such a significant amount, it was left with some voids beneath the newly levelled footing. The crew injected PolyLevel foam underneath the slabs to fill any voids and provide that extra secure structural stability for the home.
. .
This house was made back into a safe home for the homeowner and their loved ones. Having lifted the home over 7 inches back to original level, this homeowner can now have peace of mind knowing that they will no longer have to worry about settlement issues. With a solid foundation, this homeowner now has the potential to renovate the home, sell the home at greater value, and have comfort knowing that cold air, pests, structural failure, or flooding will be much less of a concern.
